Rental Verification Questions

As part of our rental application process, we send secure verification forms to the landlords and employers provided by applicants. Below are the questions we ask.

Landlord Verification Questions

1. Tenancy Dates

  • Are the stated tenancy dates correct?
  • If not, what were the actual move-in and move-out dates?
  • What was the monthly rent amount?

2. Rent & Payments

  • Payment history (never late / mostly on time / frequently late / currently owes rent)
  • If late payments occurred: typical delay in days and circumstances
  • If back rent owed: amount, months behind, and legal action taken

3. Lease Compliance

  • Were there any lease violations?
  • If yes: types (unauthorized occupants, pets, noise, damage, illegal activity, other)
  • Was an eviction ever filed?
  • If yes: status and reason

4. Move-Out Condition

  • Notice to vacate (proper / insufficient / lease terminated by landlord)
  • Condition at move-out (excellent / good / fair / poor)
  • Security deposit: amount held, amount returned, deduction reasons

5. Recommendation

  • Would you rent to this person again? (5-tier scale from "without hesitation" to "definitely not")
  • If concerns: explanation requested

Employment Verification Questions

1. Employment Status & Dates

  • Is this person currently employed, formerly employed, or never employed by your organization?
  • Are the stated employment dates correct?
  • If not, what were the actual start and end dates?
  • Is the stated position/title accurate?

2. Position & Compensation

  • Compensation type (hourly / salary / commission / contract / other)
  • Compensation amount (varies by type)
  • Employment schedule (full-time / part-time / seasonal / variable)
  • Benefits information (optional)

3. Performance & Attendance

  • Overall job performance (5-tier scale from excellent to poor)
  • Attendance record (excellent / good / fair / poor)
  • If attendance issues: approximate days absent/late
  • Were there any disciplinary actions?
  • If yes: types (verbal warning, written warning, PIP, suspension, etc.)

4. Separation / Termination

  • If formerly employed: reason for separation
  • If voluntary: notice provided
  • If involuntary: termination reasons
  • Eligible for rehire?

5. Rehire Recommendation

  • Would you rehire this person? (5-tier scale from "without hesitation" to "definitely not")
  • If concerns: explanation requested

Both landlord and employer verifications include an optional “Additional Comments” section where verifiers can provide any other relevant information about the applicant's reliability, communication, or behavior.
